Bathroom Renovation ROI: The Refresh Beats the Gut Job

Midrange bathroom remodels return roughly three-quarters of their cost. Upscale ones return about half. For sellers, that gap decides the whole scope.

Bathrooms are the second room buyers judge and the first room where sellers overspend. The published return data has been unusually consistent on this for years.

The Numbers, Plainly

Industry cost-versus-value reporting puts a midrange bathroom remodel — standard-size room, new vanity, tub or shower surround, toilet, flooring, lighting — recouping somewhere in the mid-70s to around 80% of cost, which is among the strongest returns of any interior project. An upscale bath remodel, with premium tile, a freestanding tub, and custom glass, lands closer to 45%. A luxury primary suite addition falls to roughly a third.

Same room. Same buyer. The scope is doing all the work.

What a Bathroom Has to Accomplish

A bathroom sells a house by not costing you one. Buyers are looking for a specific short list: does it look clean, does it smell clean, is the tile from a decade they recognize, is there any sign of water where water shouldn't be. Pass those and the room is finished doing its job.

The Refresh That Usually Suffices

For most Atlanta homes in the mid-market, a bathroom does not need to be gutted. It needs a new vanity and top, a modern faucet and hardware, an updated mirror and light bar, fresh paint, a new toilet if the existing one is dated or stained, and — this one is not optional — every joint re-caulked and every grout line cleaned or recolored.

Caulk and grout are the cheapest credibility in the entire house. Discolored caulk reads as water damage to a buyer whether or not there is any.

If the tub is sound but the finish is rough, reglazing costs a fraction of replacement and photographs new. If the shower surround is a dated three-piece unit in an otherwise good room, that's the one place where replacement usually earns its keep.

When a Full Remodel Is Justified

Three situations. When there is genuine water damage or a failed pan, because you cannot cosmetic your way past a rotted subfloor and a buyer's inspector will find it. When the layout is actively unusable, such as a primary suite with no shower. And when every comparable sale in the neighborhood has an updated primary bath and yours is the outlier — at that point you are not adding a premium, you are removing a discount.

The Half-Bath Nobody Thinks About

Powder rooms are small enough to transform for very little. New vanity, new light, fresh paint, new mirror — often under a thousand dollars, and it's a room every guest at every showing will step into. Per square foot it may be the best return in the house.

The Discipline Part

The reason bathrooms are where budgets run away is that the finish choices are fun. Heated floors, rainfall heads, niche tile patterns. Every one of those is a fine reason to renovate a home you're keeping, and a poor reason to renovate one you're selling.
