Don't Overdo It: How Over-Improving Costs Sellers Money

There is a ceiling on what any neighborhood will pay, and renovation cannot move it. Here's how to find yours before you spend past it.

Most articles about pre-sale renovation try to talk you into doing more. This one is about the opposite failure, which is more common than anyone admits and considerably more expensive.

Every Street Has a Ceiling

In any Atlanta neighborhood there is a price above which homes stop selling, no matter what's inside them. It's set by the comparable sales around you, and it moves slowly. A buyer shopping a $350,000 street is pre-qualified for a $350,000 street. An appraiser pulling comps for the lender is looking at the same houses.

You can renovate a home well past that ceiling. You simply cannot sell it past that ceiling. The money spent above the line does not come back — it is a gift to whoever buys the house.

What Over-Improvement Looks Like

It rarely looks reckless. It looks like a seller making reasonable-seeming upgrades one at a time. Quartz instead of granite. Then a tile backsplash to match. Then the cabinets should probably be replaced rather than painted, since the counters are new. Then the appliances look wrong against the new cabinets. Then the flooring looks wrong against the appliances.

Each step is defensible. The sum is a $60,000 kitchen in a house whose comps support $22,000 of kitchen.

The Categories That Trap People Most

Kitchens, for the reason above — it's the room where escalation is easiest to justify. Primary bathrooms, where luxury finishes are seductive and returns fall hardest. Additions and finished basements, which add real living space but recoup a small fraction of their cost. Pools, which in much of the metro read to buyers as an ongoing expense and an insurance question rather than an asset. And highly personal built-ins, which narrow your buyer pool while costing real money.

How to Find Your Ceiling Before You Spend

Pull the last six months of sales within roughly half a mile, in your size and style range. Ignore active listings — anyone can ask any price. Look only at what closed. The top few closed sales in that set are your realistic ceiling. Then look at the photos of those homes and note their finish level. That is the standard you are renovating to meet, not exceed.

If the best house on your street closed at $410,000 with quartz and LVP, then quartz and LVP is the answer. Not marble.

The Other Side of the Line
